How much does conveyancing with Pinnacle Law cost?

£1,995 inc VAT for a sale, £2,495 inc VAT for a purchase, and £4,490 inc VAT for a combined sale and purchase. The purchase and combined fees include the search package at no separate charge. These are fixed and do not change during the transaction.

Do I have to pay anything upfront to instruct Pinnacle Law?

No. There is no deposit and no payment on account. Nothing is payable towards the legal fee, or towards disbursements such as searches, at instruction. The only costs that sit outside this are Stamp Duty Land Tax and the Land Registry registration fee, which only arise once a transaction completes.

What happens to my conveyancing fees if my sale or purchase falls through?

No legal fee is charged, and no disbursement already incurred is charged either. There is no abortive fee, no charge for work done to date, and no minimum charge. This applies regardless of the reason the transaction failed or how far it had progressed.

Is Pinnacle Law expensive?

Not on a like-for-like basis. The fee contains every legal cost in the transaction, including items commonly billed as separate supplements elsewhere: case set-up, ID checks, bank transfers, Land Registry documents, SDLT submission, the lender's legal fee, leasehold and complex title work, gifted-funds checks, and the search package on purchases. A quote advertising a lower base fee and adding those items later is not describing the same thing. Compare the total payable at completion, not the headline figure.

Does the fixed fee change if my property is leasehold or a new build?

No. Leasehold and new-build legal work are both included in the fixed fee at no extra charge, for properties up to £2,000,000 in value. Above that threshold, Pinnacle asks to discuss the transaction first before quoting.

Is Pinnacle Law a solicitor?

Pinnacle Law is a firm of licensed conveyancers regulated by the Council for Licensed Conveyancers under licence 14497. Licensed conveyancers are specialist property lawyers and are one of the two regulated professions permitted to carry out conveyancing in England and Wales. They can act for buyers, sellers and mortgage lenders in the same way a conveyancing solicitor can.
